Project Overview

The Nebius–Mega Or Israel AI Hub comprises two strategic high-density AI data center sites located in Beit Shemesh and Masmiyya (Bnei Re’em Junction), Central Israel. Developed and operated by Mega DC, the digital infrastructure arm of Mega Or Holdings, the combined 80.0 MW anchor agreement with Nebius Group, a Nasdaq-listed AI cloud provider, represents a significant expansion of dedicated AI computing infrastructure in Israel and the wider Middle East. The initial five-year build-to-suit lease, valued at approximately $880 million, allocates 58.0 MW to the flagship Beit Shemesh campus, which is engineered for a potential full-buildout capacity of up to 222 MW, while a further 22.0 MW is allocated to the Masmiyya facility. The two campuses are designed specifically for high-density GPU deployments and accelerated computing environments, with infrastructure intended to accommodate NVIDIA Blackwell Ultra systems and other demanding artificial intelligence workloads. Their combined capacity is expected to support a broad range of applications, including sovereign enterprise AI, AI cloud services, advanced research, and large-scale machine learning training and inference. The development also has a strategic connection to Israel’s national supercomputer initiative, operated through the Israel Innovation Authority, strengthening its role within the country’s emerging sovereign AI infrastructure ecosystem. By combining geographically distributed facilities with dedicated high-density capacity, the hub is designed to provide scalable infrastructure for organizations requiring substantial GPU resources and localized AI computing capabilities. The Beit Shemesh and Masmiyya sites also contribute to the broader development of Israel as a regional center for AI, cloud computing, and advanced digital infrastructure. With substantial contracted capacity, significant future expansion potential, and infrastructure tailored to next-generation GPU workloads, the Nebius–Mega Or Israel AI Hub is positioned to support the accelerating adoption of AI across commercial, enterprise, and national computing environments.
