The Nexus – Apex DFW HB1 Data Center is a proposed $400 million, 491,378-square-foot high-density AI data center at 357 HCR 3372 in Hubbard, Hill County, Texas, designed specifically to support the rapidly growing power and computing requirements of advanced artificial intelligence workloads. Developed by Nexus Data Centers, backed by Transition Equity Partners, the facility is the inaugural building within a planned approximately 2,900-acre master-planned campus and has strategic financial backing from Google, with anchor capacity leased to AI company Anthropic. HB1 is engineered for ultra-dense GPU training and inference, requiring substantially greater power density than conventional enterprise data center workloads. A defining feature of the project is its independent behind-the-meter natural gas generation framework, designed to deliver up to 600 MW of power without relying on the conventional ERCOT grid interconnection process. This approach is intended to bypass grid queue delays and provide a dedicated power foundation for the facility and future campus development. The independent generation model is particularly significant in Texas, where rapidly increasing data center demand has placed greater pressure on available grid capacity and interconnection timelines. The facility is also designed around direct-to-chip liquid cooling, enabling efficient thermal management for dense GPU deployments and supporting the high rack densities required for AI training and inference. As the first building on the large master-planned site, HB1 provides an initial platform from which additional computing facilities and supporting infrastructure could be developed over time. The combination of a substantial 491,378-square-foot building, dedicated on-site power generation, AI-focused cooling and major technology-sector participation gives the project a distinctive position within the North Texas data center market. By pairing independent power infrastructure with ultra-high-density computing, Nexus–Apex DFW HB1 illustrates an emerging approach to AI data center development in which dedicated energy resources are integrated directly with the computing campus. The project could provide a scalable foundation for AI infrastructure in Texas while addressing two of the sector's most important constraints: access to high-capacity power and efficient cooling for increasingly dense GPU workloads.
