Project Overview

Northern Concept Swanbank Data Center is a flagship multi-stage hyperscale and AI-ready compute development proposed on an 8.1-hectare industrial site at Lot 5, Six Leaf Street in Swanbank, Queensland. Developed by Northern Concept Swanb Pty Ltd, the project comprises a 10-story facility with a planned height of 72.25 meters and approximately 82,576 square meters of gross floor area distributed across two main construction stages. The campus is designed to accommodate next-generation high-density server configurations, making it suitable for hyperscale computing, artificial intelligence workloads, cloud services, and other power-intensive digital infrastructure applications. Its location adjacent to Powerlink Queensland’s 275kV Blackstone Substation provides access to critical high-voltage electricity infrastructure, while the nearby Swanbank Battery Energy Storage System supports the broader energy infrastructure surrounding the development. The facility incorporates direct-to-chip liquid cooling technology to manage thermal loads associated with high-density computing environments and improve cooling efficiency compared with conventional air-based systems. Network resilience is supported through dual carrier-neutral Meet-Me-Rooms, providing connectivity options for multiple telecommunications and network service providers. Electrical infrastructure is planned with N+1 and 2N redundancy configurations to strengthen reliability and support continuous data center operations during equipment failures or maintenance activities. The development also incorporates green architectural and engineering measures, with an operational power usage effectiveness target of below 1.20. Across its staged development approach, the Swanbank campus is positioned to provide scalable infrastructure for future high-performance computing requirements while leveraging its strategic location within Queensland’s established industrial and energy infrastructure network.
