Developed by Dallas-headquartered Prime Data Centers, the facility is positioned as a strategic offload market for the Greater Austin and Central Texas region, providing additional capacity for the area’s rapidly expanding digital infrastructure requirements. The development is designed around ultra-dense, liquid-cooled infrastructure capable of supporting the demanding computing requirements of hyperscalers, cloud service providers, and enterprise AI workloads. The overall 205-acre campus is master-planned to accommodate up to eight hyperscale data center buildings, with a combined potential of approximately 384 MW of critical IT capacity. The initial development phase includes AUS01 shell buildouts of approximately 380,000 square feet per building, forming part of a dual-facility phase totaling approximately 760,000 square feet and supported by an initial investment of approximately $400 million. Across the complete campus buildout, total infrastructure investment is projected to exceed $1.3 billion to $4.2 billion, reflecting the substantial scale of the planned development and its long-term role in Central Texas’ data center market. Electrical infrastructure is supported by dedicated on-site substation facilities served by Bluebonnet Electric Cooperative, providing the utility framework required for the campus’s high-capacity computing environment.
