Project Overview

The T5 Data Center Campus, also designated as T5@Chicago IV or T5@Grayslake, is a master-planned, gigawatt-scale data center complex situated near Peterson Road and Alleghany Road in Grayslake, Illinois. Developed by Atlanta-based T5 Data Centers within the Cornerstone Business Park, the campus spans up to 472 acres and represents a massive projected investment of approximately $8.5 billion to $18 billion, highlighting the scale of the development and its strategic importance to the Greater Chicago digital infrastructure market. Engineered to help relieve capacity constraints across the region, the campus is master-planned to support up to 18 data center buildings with a combined development potential of as much as 10.1 million square feet. The large-scale configuration provides flexibility for the phased deployment of computing infrastructure as demand for cloud services, artificial intelligence, and high-performance computing continues to expand. The project is secured with a 1.55 GW total utility power footprint from Commonwealth Edison (ComEd), providing the substantial electrical capacity required for its planned hyperscale and AI-oriented workloads. The AI-ready campus is also designed around high-density liquid cooling architectures, enabling it to support increasingly dense computing environments associated with advanced GPU-based workloads and large-scale AI supercomputing. Dedicated on-site substation infrastructure further strengthens the campus’s electrical architecture and supports the deployment of high-capacity data center facilities. With its extensive land position, significant utility capacity, large development footprint, liquid cooling capabilities, and proximity to the established Chicago digital market, the T5 Data Center Campus is positioned to serve hyperscale cloud providers, enterprise customers, and large-scale AI supercomputing workloads.
