Project Overview

Project Hutto was a proposed 950,000-square-foot data center campus planned on a 40-acre site at the corner of County Road 119 and Limmer Loop in Hutto, Texas. The development was master-planned by Austin-based Zydeco Development and was positioned as a large-scale digital infrastructure project intended to support the region’s expanding demand for data processing and computing capacity. The proposed campus was designed to receive approximately 70 MW of utility capacity from Oncor Electric Delivery, providing the electrical infrastructure required for high-density data center operations. The development also incorporated closed-loop cooling infrastructure as part of its proposed approach to managing water consumption and maintaining operational efficiency. Beyond its infrastructure components, Project Hutto was expected to generate significant economic value for the surrounding area, with the developer estimating more than $200 million in taxable value for Williamson County. The project, however, encountered community opposition centered on concerns about industrial zoning, land use, and potential water consumption associated with data center operations. These concerns became an important factor in the development process as local stakeholders considered the potential effects of a large-scale facility on the surrounding community and infrastructure. In April 2026, Zydeco Development formally withdrew its development and rezoning application, ending the proposed project in its submitted form. The withdrawal illustrates the planning and permitting challenges that large data center developments can face in rapidly growing communities, particularly where electricity demand, water resources, zoning requirements, and local development priorities intersect. Although Project Hutto did not advance to construction, its proposed scale, 70 MW utility requirement, and planned cooling infrastructure demonstrate the infrastructure considerations involved in developing large data center campuses in Central Texas.
