Project Overview

Project Peach is a proposed $1.0 billion hyperscale data center campus spanning approximately 320 acres at 300 Johnston Circle in unincorporated Coweta County, Georgia, bordering Palmetto and positioned within the expanding Metro Atlanta data center corridor. Developed by North Coweta Investors LLC, an affiliate of Strategic Real Estate Partners, the project is planned as a large multi-building digital infrastructure campus with approximately 2.1 million square feet of total data center space. The master plan envisions eight multi-story data center buildings, providing substantial capacity for phased development and allowing the campus to accommodate growing demand for cloud computing, artificial intelligence and other high-density workloads. The project's location within the wider Atlanta market provides access to an established technology ecosystem and regional network infrastructure, while its large 320-acre footprint creates room for supporting electrical, cooling and utility systems alongside the planned buildings. Power will be supplied through Georgia Power's electrical grid, providing the utility foundation required for continuous operation of high-density computing infrastructure. This is particularly important for AI workloads, where dense GPU deployments can create significantly higher electrical and thermal requirements than traditional enterprise applications. To address these demands, Project Peach incorporates closed-loop liquid cooling and direct-to-chip cooling architectures, enabling more efficient heat removal from high-performance computing equipment and supporting higher rack densities. The combination of advanced cooling and substantial grid access is intended to provide a suitable operating environment for large-scale AI training, inference, hyperscale cloud and enterprise computing workloads. The eight-building configuration also provides flexibility for phased construction and future capacity growth as demand across the Metro Atlanta market continues to increase. By combining a large development footprint, 2.1 million square feet of planned data center space, eight facilities, grid-connected power and high-density liquid cooling, Project Peach is positioned as a significant potential addition to Georgia's hyperscale infrastructure pipeline. The development could further expand the Metro Atlanta corridor's ability to accommodate power-intensive AI and cloud workloads while supporting the continued growth of the region as a major U.S. data center market.
