The proposed buildings are expected to provide a combined floor area of approximately 268,339 to 300,000 square feet, creating a substantial new computing footprint within one of Northern Virginia's most established digital infrastructure markets. Located directly off Route 28 North in the Sterling/Dulles technology corridor, the project benefits from proximity to existing data centers, major telecommunications networks, power infrastructure, and a mature technology ecosystem. The campus is planned with an estimated critical IT capacity ranging from approximately 36.0 MW to 50.0 MW, requiring significant electrical infrastructure to support computing equipment, cooling systems, backup systems, and other mission-critical operations. Power is expected to be supplied through direct interconnections with Dominion Energy's regional subtransmission grid, providing access to the electrical infrastructure necessary for reliable continuous operation.
