Skybox PowerCampus Dallas AI Data Center: 300MW Hyperscale Hub in Lancaster TX

Status: Active Development / Phased Hyperscale Delivery   |   Location: Near Interstate 35E, Lancaster, TX 75146 (115-Acre South Dallas Campus), United States

Project Overview

Skybox PowerCampus Dallas is a flagship hyperscale and artificial intelligence (AI) data center campus strategically located on a 115-acre site in Lancaster, South Dallas, Texas. Positioned near Interstate 35E within Oncor's deregulated electricity service territory, the campus has been designed to support the next generation of large-scale cloud computing, AI model training, high-performance computing (HPC), enterprise digital transformation, and hyperscale cloud infrastructure. Spanning approximately 1,000,000 square feet with an ultimate power capacity of 300 MW, the campus provides one of the largest scalable digital infrastructure developments in the Dallas–Fort Worth metropolitan region, enabling hyperscale cloud providers, AI companies, telecommunications operators, and Fortune 500 enterprises to deploy mission-critical workloads with room for long-term expansion. A defining feature of the campus is its dedicated private 300 MW electrical substation, providing secure, high-capacity utility access capable of supporting extremely power-intensive computing environments. Engineered for advanced AI applications, the facility is designed to accommodate power densities exceeding 400 watts per square foot, making it suitable for GPU clusters, large language model (LLM) training, AI inference, machine learning, and other compute-intensive workloads. Built in accordance with Tier III infrastructure principles, the campus offers flexible redundancy configurations, including 2N, N+1, or N architectures, allowing customers to tailor resilience levels to specific operational requirements. Advanced cooling infrastructure supports both traditional enterprise deployments and future high-density liquid-cooling solutions required for next-generation AI hardware. Comprehensive physical security measures, including biometric access controls, continuous CCTV surveillance, environmental monitoring, and advanced fire detection and suppression systems, protect customer assets and ensure uninterrupted operations. High-capacity fiber connectivity provides low-latency access to major telecommunications carriers, cloud platforms, internet exchanges, and regional network hubs throughout Texas and North America. The campus also benefits from Texas data center tax incentive programs and offers customers the option to procure 100% renewable electricity, supporting corporate sustainability goals while delivering scalable, resilient, and energy-efficient digital infrastructure. As one of the region's premier hyperscale developments, Skybox PowerCampus Dallas strengthens North Texas' position as a leading destination for AI-ready data center investment and next-generation cloud infrastructure.
