Status: Proposed / Land Allocation Approved & Pre-Development | Location: Bharat Future City (Mucherla / Begarikancha), Hyderabad, Telangana, India
The TCS HyperVault Hyderabad AI Data Center Campus is a proposed $8.3 billion (₹70,000 crore), 1.0 GW AI infrastructure development on a 264-acre land parcel within Bharat Future City, Hyderabad, Telangana, positioning it as a major planned AI computing campus in India. Developed by HyperVault AI Data Center Limited, a TCS subsidiary operating in strategic partnership with TPG and the wider Tata ecosystem, the multi-phase development is purpose-engineered to provide large-scale infrastructure for frontier AI companies, hyperscalers and other high-performance computing users. Its planned 1.0 GW scale is particularly significant as AI workloads increasingly require dense GPU clusters, substantial electrical capacity and advanced thermal-management systems. The campus is designed around high-density GPU deployment architectures and direct-to-chip liquid cooling, allowing computing equipment to operate at higher power densities while providing more efficient heat removal than conventional air-based systems. A further distinguishing feature is its water-neutral design approach, reflecting the growing importance of reducing water consumption in large AI data center developments. Power infrastructure is another central component of the campus strategy, with the development planned to use dedicated regional high-voltage clean-energy grid connections to support the substantial electricity requirements of its computing operations. The 264-acre footprint provides room for phased expansion and multiple computing facilities, enabling the campus to scale alongside demand from AI developers and hyperscale cloud operators. Its location within Bharat Future City also places the project within an emerging technology and infrastructure development zone in Hyderabad, one of India's established IT and digital services markets. By combining gigawatt-scale planned capacity, high-density GPU infrastructure, direct-to-chip liquid cooling, water-neutral design principles and access to clean high-voltage power, the HyperVault campus is designed around the core infrastructure requirements of next-generation AI computing. The project could significantly expand Hyderabad's role in India's AI infrastructure ecosystem while creating a large-scale platform for increasingly power- and compute-intensive workloads.
