The Thames Valley Park Data Centre is a flagship hyperscale and AI-ready data center development proposed on the site of the former Microsoft UK headquarters campus in Thames Valley Park, Reading, Berkshire, RG6 1WG, UK. Covering a 5.3-hectare footprint, the master-planned campus is designed to deliver approximately 72.0 MW of critical IT load capacity, positioning it as a significant addition to the established data center ecosystem serving the Thames Valley, London, and wider UK digital economy. The development is being designed to address the growing demand for hyperscale cloud infrastructure, enterprise colocation, artificial intelligence, and high-performance computing workloads while responding to constraints affecting grid capacity and access to new electricity connections in the region. To improve energy resilience and accelerate availability of capacity, the project incorporates on-site primary fuel cell generation, initially utilizing natural gas while providing transition pathways toward biomethane and green hydrogen as lower-carbon fuel alternatives become available. Cooling efficiency is another central component of the development, with closed-loop air-based cooling systems intended to minimize water consumption while maintaining reliable thermal management. The facility is targeting operational Power Usage Effectiveness (PUE) levels as low as 1.25, supporting efficient energy utilization across its infrastructure. At the same time, direct liquid cooling capabilities are planned to accommodate high-density computing environments and the increasing thermal requirements of AI accelerators and HPC systems. The campus is also expected to benefit from strategic connectivity infrastructure, including sub-millisecond dark fiber links connecting directly into the Slough and London network corridors. This connectivity can provide low-latency access to cloud platforms, carriers, enterprises, and major digital exchanges. Through its substantial planned capacity, on-site generation strategy, water-efficient cooling, advanced AI infrastructure, and high-performance connectivity, the Thames Valley Park Data Centre is positioned to strengthen Reading’s role within the UK’s expanding digital infrastructure landscape.
