Project Overview

The Tract Norwalk Data Center Park, also known as Project West, is a proposed $12.0 billion master-planned hyperscale data center campus on a substantial 282-acre site in Norwalk, Iowa, positioned to support large-scale digital infrastructure growth across the Des Moines metropolitan area. Developed by master land developer Tract, the project is designed as a shovel-ready data center site capable of accommodating multiple hyperscale facilities and large tenant deployments over time. Its scale provides significant room for campus expansion, allowing data center operators to develop multiple buildings as demand for cloud computing, artificial intelligence and other high-density workloads continues to grow. A major advantage of the development is its planned horizontal infrastructure, which is intended to prepare the site for rapid data center construction and reduce the infrastructure requirements that individual tenants would otherwise need to establish independently.
